Dryden Seniors Apartment

Upon completion Dryden Seniors Apartment and Care Facility will serve as a 41-unit seniors home that includes the following amenities that assist in care of society’s more vulnerable population:
• Bathing room with specialty tub and lift
• Commercial kitchen, dining room and lounge
• Administration offices and utility spaces,
• Specialty designed indoor scooter storage/parking.

Tucked in the quiet North-Western Ontario community of Dryden, the facility has been designed as Net-Zero, using a cumulation of energy efficient systems, geothermal ground source heating / cooling, variable refrigerant flow (VRF) heating / cooling, and heating recovery ventilators. To maximize the efficiency of the facility systems, the 47,000 square foot building is cocooned on all four-sides with a combination of cavity fill spray foam insulation and outboard insulation including below foundation hi-load rigid board. Posing minor challenges, blasting was required to accommodate the building and site, and the local soils are of high chloride contents; therefore all sides of the concrete foundation are wrapped in polyethylene or protected by damp proof coatings.

Marrbeck Construction assisted KDSB and KAL in making the project a reality by providing design and construction solutions prior to breaking ground, resulting in savings for the client, with little to no impact to design. Ultimately allowing KDSB to meet their funding and design targets, and to entrust Marrbeck with their largest build in over thirty (30) years.
